Can a foreigner own a lot here?

Yes. Rancho Sosiego lies inside Mexico's zona restringida, the band of land within 50 km of any coastline, so a foreign buyer of a residential lot normally holds title through a fideicomiso: a renewable fifty-year bank trust carrying the full rights of ownership — to live in the house, rent it, alter it, sell it and leave it to your heirs. It is ordinary here, and your notario arranges it as part of the closing.

What am I actually buying?

The terreno - the land itself, titled in your name and with it an undivided share of everything held in common: 3,076.05 m² of meadow, paths and standing trees, the entry road, the parking, the guard house and the community house. The land price is charged on the terreno, not on the building envelope drawn inside it.

What does it cost, all in?

Accepted Answer

Land at MXN 4,500 per m² of terreno, fixed. Construction at a median MXN 25,500 per m², settled with Espacio56 when you design the house. Maintenance at MXN 950 a month, or MXN 9,500 for the year in advance. On Lot 9, the smallest available, land and a single-floor cottage come to MXN 1,824,825 — about USD 107,300.

What are the closing costs?

Acquisition tax, notario fees, the public registry, and for a foreign buyer setting up the fideicomiso. They sit on top of the purchase price. Your notario itemises them for your situation before you sign.

Can I buy a lot now and build later?

Accepted Answer

Yes. The lot is titled in your name at closing and there is no obligation to start building to a schedule for the first two years. Several owners buy the ground first and design within the first two years.

Do I have to build with Espacio 56?

It also means the firm that drew your envelope is the firm answerable for the house that goes in it.
