Sign and deposit

A contrato de promesa fixes both the land price and the construction rate before design begins, so neither moves while you draw.

Design with Espacio56

Design your house within the envelope for your lot. The master plan is drawn to hold that rate.

Close before the notario

Title transfers before a notario público. Budget the customary closing costs on top of the price — acquisition tax, notario fees, registry and, for a foreign buyer, the trust set-up.

Build & MAINTENANCE

Construction is billed at MXN 25,500 per m² against agreed milestones. Maintenance starts on delivery: MXN 950 a month, or MXN 9,500 if you pay the year in advance.

LEGAL CONTEXT

Foreign buyers. Rancho Sosiego lies inside Mexico's zona restringida, the band of land within 50 km of any coastline, so a foreign buyer of a residential lot here will normally hold title through a fideicomiso: a renewable fifty-year bank trust carrying the full rights of ownership, to live in the house, rent it, alter it, sell it and leave it to your heirs.
